The role

What is an owner’s representative?

Building a luxury home means thousands of decisions, multiple teams, and high expectations.

An owner’s representative is your dedicated advocate and expert on your side of the table. We are independent of the architect and the builder, and we answer only to you.

We shoulder the burden of building, from daily coordination to critical decisions, so you are free to focus on your life.

Services by phase

What we do

From the first look at a property to move in, we guide every phase so your project stays on schedule, on budget, and true to your vision.

01

Before you buy or build

Thinking of buying a property or starting a home? We provide before purchase due diligence, feasibility, site and constructability assessment, and an early budget, so you know what is possible before you commit.

02

Budget and planning

We set a realistic budget, forecast cash flow and timeline, and navigate entitlements before design runs ahead of the numbers.

03

Design and constructability review

We read every drawing for how it will actually be built, and bring value engineering ideas that save cost without sacrificing quality.

04

Selecting your project team

We help you choose the architect, engineers, consultants, and builder whose experience fits your home, then level bids line by line so you choose with confidence.

05

Contracts

We help negotiate clear scope, fair terms, and allowances that reflect your real selections.

06

Construction oversight and OAC meetings

The principal leads the owner, architect, and contractor meetings, with regular progress reports and ongoing quality reviews.

07

Schedule and cost

We track the total project budget, cost, and schedule in detail and raise issues while they are still small.

08

Change orders and pay applications

We analyze and negotiate change orders and verify every invoice and pay application before it reaches you.

09

Closeout

We see the punch list, warranties, and closeout documents through to a smooth move in.

10

After move in

Our relationship does not end at completion. When something goes wrong, you call us. We manage warranty claims, service, vendors, and ongoing upkeep for years to come.

11

Every project has problems. We solve them.

Master Problem Solver

For the owner

Why hire an owner’s representative?

Without expert oversight, budgets can swell, timelines stretch, and quality can slip. A good team works best when the owner has an equally experienced voice at the table.

Budgets that hold

Clear scope, realistic allowances, and detailed tracking of the total project budget, not just construction, keep costs from drifting.

Schedules that stay on track

We anticipate problems before they surface, so decisions are made on time and the work keeps moving.

Fewer change order disputes

Changes are reviewed against the contract and resolved on the facts.

Quality you can trust

Details are checked for how they will be built, long before they are hidden behind finishes.

More of your time

How much is your time worth? We sit in the meetings and answer the technical questions so you do not have to.

Minimize surprises

Streamlined communication and verified invoices mean you see where every dollar goes and approve payments with confidence.

A client’s rule
“I’m not rich enough to make cheap decisions.”
Good representation costs far less than a bad decision.
Discretion

Your home stays private.

Every project we run is under nondisclosure agreements, signed by us, the contractor, and everyone who comes on site or is involved in your home. Your privacy is protected from day one. That’s why you won’t find client names, addresses or photos of finished homes here.

Ask, and we’ll share what we can in person.

The principal

Why SPECTRE8

You hire the principal. You get the principal.

Principal led on every project, with senior PM support on select projects.

Principal level leadership

Unlike larger firms that hand projects to junior staff, SPECTRE8 provides principal level leadership from start to finish. No layers of staff between you and the person responsible.

More than 30 years in construction

Hands on experience across the trades, large commercial projects, and fine residences informs every recommendation.

Constructability first

We understand how the work is actually done, so we spot the expensive problems hidden in the details.

A limited number of projects

By taking on a limited number of projects, we offer a level of service that is bespoke. Your project gets the time, care, and expertise it deserves.

With you for the life of the home

From before you buy, through design and construction, to years after move in, one firm knows your home inside and out.

Your point of contact

The principal is your point of contact, from the first meeting to the final walkthrough and after.

Nondisclosure, signed by everyone

We sign an NDA on every project, and so do the contractor and everyone who comes on site or works on your home. Your privacy is protected from the first day.

Software

Your project’s finances, live

We built our own software for owner’s representation. It tracks your total project budget, not just construction: consultants, designers, furniture, art, permits, temporary security and everything else. Commitments, invoices and cash flow are up to date whenever you look, not a monthly spreadsheet.

You see exactly where every dollar stands, and every invoice we review is reflected the moment it is approved.

Beyond construction

Building the home is only part of it. The principal draws on a trusted network to handle the details around your project, so you are never left managing them alone.

Moves, handled

The principal coordinates movers, storage, and the careful handling of art and furniture, then manages the move in so you arrive to a home that is ready.

Tax Assessment

A major project can trigger a property tax reassessment. The principal helps you assemble clear, complete records of your construction costs, so the assessor works from accurate numbers and the reassessment is fair. Your tax advisor handles the tax questions.

Specialists others can't find

Rare finishes, custom metalwork, restoration, one of a kind pieces. The principal finds the unique vendors and craftspeople your home calls for, and vets them before they set foot on site.

Care after completion

Once you move in, the principal sets up ongoing maintenance: systems service, warranty tracking, and trusted vendors who know your home, so it keeps performing the way it was built to.

The life around the home

From sourcing rare wines and collectible automobiles to discreet staffing assistance, the same network helps well beyond traditional construction management.

Tastemaker

Art, design and the finishing touches that make a home yours. The principal connects you with curators, designers and artisans who share your eye, and folds their work into the schedule.

Your time

What is your time worth?

Your hours belong to your life, not to the job site.

Do you have 20 hours a week for the next 3 years? That is 3,120 hours. Your time is the one thing a project cannot give back. Building a luxury home can mean years of meetings, calls and decisions far outside your expertise. Hiring an owner’s representative hands that work to someone who has done it for more than 30 years. The principal sits in the meetings, reads the drawings and keeps the work moving, so you can spend your time with family and friends, or running your own company.

FAQ

Questions homeowners ask

What does an owner’s representative cost?

Fees are tailored to the size and complexity of each project. Many clients find that better decisions, fewer disputes, and careful invoice review help offset the cost.

When should I hire an owner’s representative?

Before you buy or design. Our greatest value comes at the very start: assessing a property, shaping the budget, and selecting the right team. We can also step in at any stage.

How is this different from a general contractor?

The general contractor builds the home. We represent you, working alongside the builder to keep scope, cost, schedule, and quality aligned with your goals.

How is this different from my architect?

Your architect designs the home and guides its vision. We manage the overall process, the budget, and the team, so the design is built as intended.

How do you protect my privacy?

Every project runs under NDAs signed by SPECTRE8, the contractor, and everyone who comes on site or is involved. Your name, your address and the details of your home stay private.

Why don’t you show your projects?

Because those NDAs cover us too. We don’t publish names, addresses or photos of finished homes. In a private conversation, we’re glad to talk through relevant experience and share what we can.
